Conventional loans typically require 5–20% down. FHA loans allow as little as 3.5% with a 580+ credit score. VA loans (for eligible veterans) and USDA loans may require 0% down. A larger down payment lowers your monthly payment and eliminates private mortgage insurance (PMI).

Closing costs are fees paid at the end of the transaction — typically 2–5% of the loan amount for buyers. They include lender fees, title insurance, escrow fees, prepaid taxes, and insurance. In some markets and negotiations, sellers may contribute to buyer closing costs — Karen can advise on what's reasonable to request.

Yes — always get an independent inspection, even on new construction. Builders' inspectors work for the builder, not you. An independent inspector may catch issues with grading, roof, electrical, or HVAC that would otherwise be your problem after closing.

If the appraisal is below the purchase price, your lender will only loan against the appraised value. Your options: negotiate the price down with the seller, pay the difference in cash (an "appraisal gap"), challenge the appraisal with comparable data, or walk away under your appraisal contingency.
